Q: Why do you specialize in new homes?
A: New homes offer a number of advantages, both to the first-time homeowner and the seasoned buyer. Home builders often offer outstanding financial incentives, including below-market financing, low down payments and low total move-in expenses. New homes also carry 10-year warranties, and offer the buyer a vast variety of choices to make your new home truly yours. New homes can usually be completed in as few as 90 days, and there are often finished homes available for immediate move-in. As a new home buyer, you get a clean, fresh, state-of-the-art home, and you can enjoy the thrill of watching your new home being built!
Q: How much does it cost to find a home through you?
A: It costs you - the buyer - NOTHING to use my service. All my fees are paid by the builders, and are already included in the builder's advertising budgets. So if you don't use my services, you're just leaving money on the table! Nothing is ever added to the price of your home to pay my fees.
Q: Which builders do you work with?
A: I work with about 97% of the builders in the Dallas-Fort Worth Metroplex. This includes national firms, as well as smaller builders, and includes many custom builders.
Q: I don't have much cash right now - do I need to wait until I've saved more?
A: Not necessarily. Many builders have excellent incentive programs that offer a variety of help to the buyer. These programs can range from assistance with the down payment or closing costs, all the way to helping with moving expenses. And because I work almost exclusively with new homes and new home builders, I know where to find the programs that will suit your particular needs.
Q: What about financing?
A: Most builders have preferred lenders that allow them to offer excellent financing to their buyers. In fact, some builders even own their own mortgage companies, so they can offer even better rates exclusively to their buyers. If needed, I can also refer you to good outside lenders that have some great creative programs with very low (or zero) down payments, some even offering 100% financing with ZERO move-in!
Q: My credit's a little shaky - will that keep me from buying a home?
A: I'll do a preliminary assessment to determine your situation, and if needed, I'll refer you to a lender that can work with almost any credit situation. There are also ways you can correct outstanding credit issues, improving your credit score. I'll help you to determine the best way to handle the situation.

Do NOT accrue additional debt during construction
Say NO to major purchases prior to closing!
If you MUST make a major purchase, check with loan office BEFORE making the purchase
Tell sales professional and loan office if you have any CHANGES in STATUS (marriage, illness, employment, income, transfers)
Tell loan office if you are going to withdraw 401k monies, sell an asset or receive a financial gift
Write a credit letter if requested by your loan officer
Tell sales professional and loan processor about any changes in phone numbers or addresses
